A good construction lender requires a building permit if it is paying off your land! The building permit proves it’s a buildable site. Yes, unfortunately, some sites prove to be unbuildable.
It takes a considerable amount of time to go through all the steps required by each township before a building permit will be issued. Plan ahead, start early in the game. We are sure you are concerned about this!
Some of the steps leading up to getting a building permit may include the following:
1. Building application
2. Plot Plan/Zoning Compliance
3. Plan/blueprint review
4. Health (Septic) permit
5. Well Permit
6. Driveway permit
7. Soil erosion/earth moving permit
8. DNR approval
9. Any other township requirements
10. Proof of ownership.
If you can’t get the actual permit because of step 10, we will accept a signed copy of the enclosed letter from your BUILDING INSPECTION DEPARTMENT. Your building inspection department will still want all the other steps completed prior to signing this letter.
FAILURE TO PROVE YOUR SITE IS BUILDABLE WILL DELAY YOUR CONSTRUCTION LOAN FUNDING!!
